Application Processing

Once you have found your new home, your next step is the application process. The approval process is based on a combined independent scoring of your rental reference, income, and credit report. The following tips should make your application process go smoothly:
  1. It is important to completely fill out your application and sign it, no matter how insignificant some information may seem to you.
  2. Information such as income, previous addresses, landlords, and employment are important. Please have phone numbers and income figures available. If you are self-employed, receive state assistance, or have another source of income that we cannot call to verify, you will need to provide proof of this income.
  3. Your signature is necessary to verify income, employment, etc. It is vital that you sign the back of your application.
  4. A good landlord reference is necessary to be approved. Your credit report will show every address you have resided at, so be sure to reflect this on your application.
  5. If your score falls short of our requirements, you may be given the opportunity to find a co-signer. The co-signer you choose will need to qualify through our combined independent scoring. A credit report will be run, employment and income verified, and if applicable, a landlord reference is completed.
  6. Once your application is approved, you will want to come and sign your lease and pay rent. If a co-signer is required, they will also need to sign the lease with you. It is very important that you take the time to read though your lease. Feel free to ask any questions or discuss concerns with your property manager.
