Management
Our property managers supervise all aspects of managing your property and part of their compensation depends on it performing well. They oversee various tenant situations and the upkeep of buildings. Our managers have excellent working relationships with various vendors. Twice a year Century Sales & Management, LLC will conduct a thorough maintenance inspection to ensure your property stays well maintained, up-to-date, and attracts and retains quality residents. We also survey residents twice a year to measure our performance and resident engagement levels. Rents will be projected annually and adjusted at turnover. In addition, a manager is on call 24 hours a day to ensure problems are handled immediately.

Leasing
Century prides itself in our use of technology to market your vacancy. This website alone utilizes a google map, inside picture, inside video, social networking links, a comparison list, and more to give prospeoctive residents more data than any other property management company in the city. As of May 2009, around 40% of our apartments were being leased from individuals finding us on the web and that number seems to be rising. Our leasing staff consists of professionally trained leasing agents, with additional agents added during the summer months to handle increased rental activity. Applicants are screened using credit reports, landlord references, verifying employment, and conducting a criminal background check. Our centralized approval process provides for better uniformity in screening applicants and reduces the risk of discrimination complaints.

Accounting
Century will collect, pay, and account all your revenue and expenses giving you accurate detailed reports in a timely fashion. Reports on income, expenses, and a balance sheet are generated monthly and e-mail to you. We have a variety of other reports that can be customized to meet your needs or those of your accountant or lender. Bills and mortgages are paid monthly by us, but if you have certain expenses that you have paid, we can journal in the expense to provide a complete set of books for tax purposes. Century uses Yardi Professional Property Management - the leading accounting and database software program for property management firms. This software allows our management staff to have immediate access to data on tenants and property performance ensuring we maximize the performance of your property investment.

Maintenance
Full time professional maintenance technicians handle most routine repairs and maintenance. We handle regular maintenance tasks 8-5 Monday through Saturday, and take care of emergencies 365 days a year 24 hours a day to ensure quality service to your residents. Our maintenance fees do not carry a trip charge, overtime charge, or a minimum. Instead, our service rates depend on the skill level of the job and are billed in 15 minute increments.
Century Sales & Management, LLC also provides preventative maintenance such as servicing furnaces and air-conditioners on a regular basis to prolong the life of the equipment. Lawn, snow, pest control, and a few other service are hired from outside vendors. We get competitive prices for our owners due to the quantity (around 2,000 rental units) of living units maintained by our company.
